Refurbishment to provide contemporary and attractive workplace

The challenge

Constructed as part of the Argent Groups canalside development in the early 1990’s, 1 Brindley Place was surplus to our clients requirements but with ongoing short term lease obligations.

TTSP were tasked with defining the scope for a cost effective refurbishment that would provide a high quality contemporary and attractive workspace within the competitive
central Birmingham market and maximise our clients return on investment.

The approach

TTSP instigated a detailed visual assessment of the building and spaces to review the condition of the finishes, fabric and building systems. In tandem with a planning study an overall scope for the refurbishment was defined to provide a cost benefit analysis against likely market rates and interest. Visualisation of the proposals and communicating these to the client and their agency team were key to allow the project to proceed.

TTSP created a hybrid scheme in response to market feedback that retained key elements of the original Cat B fit-out planning , retaining and refurbishing vending areas for example, as well as redeveloping the entrance and reception areas to create a light filled and welcoming space. The scope extended to the main office floors and common parts including installation of a new ventilated main entrance screen and revolving door.

The result

1 Brindley Place was subsequently leased to new sub-tenants within a month of achieving Practical Completion and reflects the successful balance achieved between the
analysis, planning and creative design of the refurbishment scheme.
