The challenge

TTSP were asked to revitalize 42 New Broad Street into high quality office space which would be desirable to both corporate and non-corporate style organizations while retaining many of the building’s period features. A key focus was to create additional office space to maximize the commercial return for the landlord.


The approach

Early in the design process TTSP discovered an opportunity for the landlord to increase the lettable floor area by reconfiguring the building’s services to enable the lower ground floor area to be opened and transformed from plant space to a contemporary and industrial feel office with exterior terraces. The light fittings were carefully chosen to provide functional and feature lighting which visually enhanced the exposed ceiling along with attractive exposed brick walls and high quality, fully coordinated exposed services design.


The result

The contemporary CAT A design throughout the building along with a new modern, industrial feel lower ground floor provided the landlord with highly marketable office spaces that would appeal to corporate and non-corporate organizations of various sizes.
